This meeting is dedicated to reviewing & discussing the potential implications of impending changes to the Zoning Code proposed by the City of Rochester specifically impacting the Upper Monroe neighborhood area.&#x20;

## Meeting Agenda\*

**Presentation**

The **UMNA** [Zoning Alignment Project (ZAP)](/hot-topics/zoning-alignment-project-zap.md) **Workgroup** will present information of particular interest to Upper Monroe neighbors related to [the City of Rochester's draft zoning plan](https://rochesterzap.com/). The following questions and others will be touched on:

* Which zoning districts will change in Upper Monroe? Answer: **ALL of them.**
* How will **YOUR property** be zoned under the new rules?
* Should the Hillside Children’s Center property be **rezoned as “High Density Residential”**?&#x20;
* Can Hillside be **redeveloped without community input**?
* Should new zoning rules encourage **taller buildings than current code allows**?
* Should new zoning rules encourage **more units to be added to current buildings/homes**?
* What about the **parking requirements**?
* Districts where **short term rentals** ("Airbnb" type units, bed & breakfasts, etc.) will be allowed.
* Would the **historic character of Upper Monroe** be affected by new zoning rules?

**Discussion**

* Attendees will help determine if UMNA should submit any comments or suggestions on [the draft zoning plan](https://rochesterzap.com/) to the City of Rochester before the deadline ends on January 31, 2024.
