The ZBA’s ruling: “Approved.”
On October 23rd the ZBA approved paving over a 15 square foot grassy area (triangular in shape) thereby allowing the expansion of an existing driveway to accommodate a new driveway that will be two cars wide.
224 Field Street is the legal address.
The house is also known as 260 Pinnacle Road. The driveway is located off of the Pinnacle Road side of the property.
Background
The following is a layperson's description of the situation as determined by a review of information provided online by the City of Rochester and as described by the owner during a site visit on September 15, 2025.
The requested variance: To replace and expand an existing driveway in the rear yard of a two-family dwelling, located on a corner lot, not meeting certain City-wide design guidelines and standards.
An UMNA representative met with the owner on September 15, 2025 to review the site and discuss the owner's driveway expansion plans.
No work has begun. The owner is waiting to begin work until the Zoning Board of Appeals rules on their application.
The owner is not asking to expand the building; only the driveway as follows...
The owner would remove the existing driveway and the adjacent existing concrete walkway and enough grassy area to meet minimum width required for a driveway two cars wide.
In order to minimize lot coverage after the expansion the current single lane driveway curb cut on Pinnacle Road would remain. The driveway would widen gradually after the sidewalk.
The owner would extend the driveway at the back so that there is a finished paved area up to and beneath the entry door (see in the 6th photo below).
* "Coverage" is the total amount of the lot that is covered including the house, driveway, walkways, garage/shed, etc. What's left after the coverage is either greenspace or other permeable surfaces.
